A Checklist for Showing Your Home

Fully preparing your home for sale can make considerable difference in the time it takes to sell it. You can help eliminate buyer objections before they arise by making necessary repairs and improvements, some of which are suggested below.


Outdoors
__ Spruce up gardens and lawn; trim shrubbery and replace dead plants.
__ Yard and patio should be neat; outdoor furniture should be clean and in good shape.
__ Clean or paint your front door - remember first impressions last longest!
__ Manicure your front yard, driveway and entry - you can’t sell what you can’t see.

Exterior
__ Check that door numbers, mailbox, and exterior lighting are all in good repair.
__ Touch up with fresh paint as needed.
__ Inspect chimney for cracks or earthquake damage.
__ Repair loose trim, drainpipes and fencing.
__ Clean stains; clean window screens.

Garage
__ Remove clutter; tidy up shelves.
__ Wash floor so it looks clean and spacious.

Living Areas
__ Apply fresh paint as needed…brighten your interiors with neutral-toned paint.
__ Clean draperies and carpets.
__ Replace burned out light bulbs.
__ Clean fireplace, remove smoke stains from wall and mantle.

Kitchen
__ Sinks, appliances and counter tops should sparkle without any clutter.
__ Wax the floor.
__ Clean oven, range and other appliances.
__ Clean tile and grout; replace if necessary.

Bathrooms
__ Clean mirrors, glass, chrome and porcelain surfaces.
__ Replace shower curtain if necessary.
__ Fix any faucet drips or leaks.
__ Clean tile, grout and caulking; replace if necessary.

Closets
__ Doors and drawers should open and close easily.
__ Remove clutter; tidy up shelves and racks.
__ Shoes and clothes should be neatly arranged.

Overall
__ Check the basics around the house. It takes just a minute to check all doors, windows and cabinets to make sure they don’t stick, squeak or are too loose.
__ Clean your furnace & water heater, so buyers know they are looking at a house that has been well maintained.

Foreclosure Could Attract Con Artists - Beware of the Signs

Homeowners facing possible foreclosure are especially vulnerable to the various schemes employed by today’s con artists. Don’t fall prey to their promises. The best first step is to call your lender at once if you think you may miss your mortgage payment.


Here are some scams to watch out for:

"Sign the deed over to me, and I’ll take care of the rest. It’s all about acquiring control of your property in exchange for various promises. The "investor" may promise to make up back payments owed to your lender or to sell your home to pay back the mortgage. He or she may ask you to move out immediately, or may offer you a rental agreement so you can continue living in the home, or may even offer cash for your equity in the home.

Unfortunately, signing over your home’s deed to a third party does not clear your obligation for the mortgage. Once the deed is signed over, the unscrupulous "investor" can start making money with the property--raise your rent payments to unaffordable levels, evict you, rent the property to someone else or set up a rent-to-own agreement that nets the "investor" a tidy amount of deposit money. Meanwhile, the con artist may not make your back payments or may skip town with whatever money was made from the property. You still owe the mortgage and your lender continues the foreclosure process against you.

"Just file for bankruptcy." Filing for bankruptcy typically only postpones the foreclosure rather than stopping it. However, bankruptcy could give you time to reorganize your finances and possibly save your home. If you decide to go this route, make sure you work with a reputable bankruptcy attorney and you understand the process and the likely outcomes, including the impact on your credit.

"We’ll negotiate with your lender to stop foreclosure. Simply pay our one-time fee." You might pay $500, $1,000 or more for a bogus "service" that may not stop foreclosure or that you could have accomplished yourself--for free--with calls to your lender. There are, however, legitimate organizations out there that really can help: contact the US Department of Housing and Urban Development (HUD) at (800) 569-4287 for a list of HUD-approved counseling agencies or search online at www.HUD.gov/offices/hsg/sfh/hcc/hcs.cfm

Wichita Falls Real Estate News

Today the Wichita Falls Chamber of Commerce met to discuss the year of 2008 and their advances. Some great information was release from Dr. John Martinez of the MSU Dillard College of Business. Dr. Martinez said in an article released, "It is also interesting to look at the relationship between housing values and household income. For the nation as a whole, the median value for owner-occupied housing units with a mortgage is $208,000 which is almost 3 times the median household income of $71,000.

For Wichita Falls, the same ratio is just over 1.50 ($85,000/$56,000), or about one-half the national average. Thus, local housing values are not as likely to fall as severely as they might nationally."

Dr. Martinez research is great message for the Wichita Falls economy.

Wichita Falls Real Estate - December 2008

The National Association of REALTORS (NAR) reported a decrease in existing-home sales activity for the month of October. According to the NAR report, existing-home sales fell 3.1 percent to a seasonally adjusted annual rate of 4.98 units, about 1.6 percent below sales levels reported one year ago.

"We have favorable affordability conditions, but we need more than that to give buyers with jobs the confidence they need," says Lawrence Yun, NAR's chief economist. "This is why a housing stimulus is so critical now to encourage more buyers to draw down the inventory and stabilize home prices."

Freddie Mac reported that 30 year fixed-rate mortgages were averaging 6.2 percent nationally, while recent reports from Wall Street have seen mortgage rates decrease even lower in November. "Mortgage interest rates have been moving up and down in a historically low range, with the fixed rate down to 6.04 percent last week," Yun noted.

Total housing inventories were down 0.9 percent for the month of October, marking three consecutive monthly declines since inventory levels peaked in July.

Make Room for the Holidays

The holiday season is upon us, and motivated buyers and sellers have a unique opportunity in today's market. Many home buyers have year-end moving goals, and sellers should do what they can to make their homes visitor-ready for potential buyers!  Here are a few tips to keep in mind this season:Welcome buyers:

  • Create a warm and inviting atmosphere: Tasteful seasonal decorations, scented candles, holiday potpourri, and fresh-baked cookies can heighten the experience.
  • Be flexible:  There are a million and one things to do this season, and sometimes it can be difficult to make room for showings.  By doing what you can to accommodate a buyer's schedule, you increase the odds of selling your home. 
  • Take a walk:  When your home is being shown, go for a drive or a walk. Take yourself, your family, and pets and let the agent and their clients have the freedom they need. An agent can always do their best job of showing your home when you are not underfoot.
  • Act decisively: When you do get an offer on your home, act quickly and decisively. Follow the advice of your agent and separate your emotions from your business side.

So enjoy the holidays, and remember to make a little room in your schedule to work with those motivated buyers. You'll be glad you did!

Denny Bishop - Indiana Basketball Hall of Fame

Bishop going into Indiana Basketball Hall of Fame

Denny Bishop’s unbeaten high school team was inducted into the Indiana Basketball Hall of Fame two years ago.

The Wichitan will go on his own merits this time, as Bishop was one of 14 players in the 2009 induction class released Monday.

Bishop will be honored March 25 in Indianapolis alongside some impressive individuals. Two-time NCAA All-American Steve Alford and current NBA coaches Gregg Popovich (Spurs) and Scott Skiles (Bucks) headline the group.

The Wichita Falls realtor said the esteemed company makes the acheivment even more special.

“I’m overwhelmed with joy and anticipation to be a part of that group,” Bishop said. “As a kid growing up Indiana, it doesn’t get any better than this.”

Bishop was the point guard for unbeaten 1957 state champion South Bend Central, which at the time had only the second perfect season in the state’s history. Any undefeated high school basketball team that wins a state championship is automatically inducted into the Indiana Basketball Hall of Fame.

“It wasn’t only about me, it was about us,” said Bishop, noting that all five South Bend Central starters received major college scholarships. “I had some great teammates.”

After graduating in 1958, Bishop received a scholarship to the University of Houston, where he played four seasons under Guy Lewis. He also went on to officiate NCAA hoops for almost two decades.

Alford is the eighth honoree to be selected in his first year of eligibility. He played for New Castle in high school and later was a member of the 1987 national champion Indiana Hoosiers team.

Popovich, who played college basketball at the Air Force, is one of five men who have coached at least four NBA championship teams.

Skiles, who was an All-American and Big 10 Player of the Year at Michigan State, has a spot in Indiana hoops lore with a 39-point performance in Plymouth’s 75-74 double overtime upset of Gary Roosevelt in the 1982 title game.

Now Bishop will forever be linked with those greats.

“I’m humbled by this,” Bishop said. “I would deem it as the summitt of success in Indiana basketball.”
